Condition guide

Check utilities and the road to the gate

Ask how water, electricity and drainage work for the house you are viewing. A listing record is a starting point for the checks at the property.

Ask to see the services working

Find the meter and the water shutoff. Ask which water source the house uses, what serves the garden and what handles wastewater. If there’s a well or pump, ask what is included and have its condition checked independently.

Ask who holds the accounts, what was last used and which systems need a qualified inspection before you use them. At Stone Barn Retreat, water and electricity are recorded as connected. Check what else the home needs for the way you plan to live there.

Drive the last part of the journey

Start at the route you would take into town and drive to the exact gate. Note surface, drainage, turning room and whether a delivery vehicle could reach it. Ask how conditions change after rain or in winter.

Walk the visible boundary with the owner. Ask for a parcel reference and have any discrepancy, access right or outbuilding checked by an independent professional.
