How to look at a roof and damp signs

Start outside. Work out where water leaves the roof and where it collects at ground level. Write down what you saw before interpreting why it happened.

Start with the route water takes

From a safe position outside, look at gutters, downpipes, roof junctions and the ground beside each wall. Note missing tiles or places where runoff appears to reach the building. Repeat the walk after rain if you can.

Inside, note the wall, height and approximate size of marks. Ask how long the room has been unheated or empty. Photographs help a qualified surveyor decide what to inspect.

What does a replaced roof cover?

Ask for the date and scope. Check whether the work included the covering, timbers, membrane, flashing and drainage. A written scope, invoices and photos from before the covering went on help you compare the evidence.

The Katselovo listing describes roof work. Use that as the first question for the viewing and check what remains to be done inside.

Keep the viewing safe

Look from areas you can safely access. Ask a qualified person to inspect unstable structures, electrics or inaccessible roof spaces.
